Leave
The simplest ending. At the final choice, kill Eddie Velvet. The Steam achievement Ending: Leave says exactly that: "Complete the contract: Kill Eddie Velvet".
Rest
You need two gold rings:
- Find all five Stars. One is on a table in the Rabbit Hole, and the others are at the lighthouse, in motel Room 3, in the cafe and in the digger's hole. Open the Ring Box for the first Gold Ring.
- At the end, do not kill Eddie. Find Alice in the floodwater on West Road and take her Gold Ring.
- Put both rings in the ring door on the Rabbit Hole bar stage.
Live (true ending)
The Steam achievement only says "Burn it all". According to the walkthrough we checked: collect all 25 mementos, refuse to kill Eddie, talk to Drew (the man with burnt hands) on the Outskirts shore, and agree to burn everything in the furnace.
A note on cassette tape counts
Some guides say the endings depend on how many cassette tapes you collect, or on sparing bosses. They also name achievements such as "True Survivor" that are not in the game's official list of 23. We have not been able to confirm any of this, so it is left out above.
